The owner of this high floor corner unit, is looking to sell their contract with the developer. Some payments have already been made, but of course there are more to pay between now and completion. Total condo price on the contract – 4,945,749 THB (5,094,121 THB including agent fee)
Net price per square meter is 109,251 THB (current asking price 127,000-130,000 THB) as of January 2024
So, you can buy the condo much cheaper this way.
Contract price: 263,368 THB (selling with 0 profit)
Condo agent fee 3% of total condo value = 148,372 THB
The price includes the reservation fee and 6 monthly installments that we paid so far towards the condo
So, a payment of 253,368 THB will be transferred to me, plus 10,000 THB to the Condo developer company for the owner contract transfer, plus the agency fee of 148,372 THB.
This means to assign contract you the new buyer the total payable will be 411,740 THB
What’s left to pay after will be paid directly to the Condo developer:
– Continue paying the 5 remaining monthly instalments of 14,999 THB each starting 29th Feb (months 7-11 of the contract)
– Pay the month 12 instalment – 40,000 THB
– Pay the month 13 instalment – 620,788 THB
(Instalments 12-13 can be carried forward with the room transfer)
Finally, transfer 3,956,597 THB
Month 12, 13, and the final fee can be taken as a mortgage from the bank or cash.
